Landlord Representation
Landlord representation is a core competency of the Peak Group
as we understand that the landlord’s goal is to maximize profits while
creating the right deal for all involved. Our success is driven by
involvement from the principal, as he personally insures that each deal
is followed through from initial inquiry until the tenant is open for
business. This ensures a landlord/tenant win win. Peak Group will not
compromise the quality of a deal for a commission.
Peak Group will quickly lease your space based on the time invested
in creating a leasing strategy that results in targeting the best tenants
upfront. Our strategy is supported by market and environmental conditions
using the latest tools in demographics and aerials. We are current on
new franchises entering the market.
Peak Group has experience with leasing assignments from 15,000 sq ft
up to and exceeding 45,000 sq ft. We have assembled land deals over 10 acres.
Our skills and experience will successfully assist you through any process
when acquiring investment property such as land, shopping centers, or
build to suit transactions.
A few of the key attributes that we employ include:
- Knowing the acquiring market (existing tenants, pricing, competition)
- Familiarity with zoning requirements
- Working with city administrators (permits and community development)
- Following up quickly on inquiries and all parties involved with the deal
(city planners, lawyers, and engineers)
- Attending ICSC conventions
- Staying current with financial institution lending requirements
- Requiring and reviewing tenant financials to ensure they are qualified
- Keeping the team (buyer, sellers, brokers, and tenant) focused on the end goal
- Above all, being accountable for a successful, financially sound outcome
With these attributes and the rapport that Peak Group has with their
colleagues, the process for leasing centers is very efficient.
A partial list of our clients includes: The Crown Group, Grobmar
Investments, Mutual Development, Red River Group, and System-27.
